SHORT TERM RENTALS

Cancellation Policy:
We offer a 100% refund on cancellations made 7 days or more before your scheduled check-in date when booked through our website. Cancellations that are made 6 days or less of your scheduled check-in date will result in your deposit being forfeited.

Pre-paid Reservations:
If you have already paid your entire reservation amount in advance, a hold will be placed on your credit card 3 days before your check-in date, and for up to 5 days after your check-out date to be used as your security deposit. This hold will be released automatically 5 days after check-out if no issues are found (Ie: missing/damaged items, unit left excessively dirty, or any amounts owing for fines etc.).

Deposits & Security Deposits:
If you haven’t paid your entire reservation in advance, then a deposit is required to hold your requested dates. A minimum deposit is usually a set amount of $500.00 but may be more in the peak season for an extended stay reservation. At check-in, this deposit amount will be converted to your refundable security deposit for the duration of your stay. Your balance due for the reservation is required to be paid in full before your actual check-in date. Your refundable security deposit will be returned automatically within 5 business days after check-out if no issues are found (missing/damaged items, unit left excessively dirty, or any fines have been levied against you from your stay).

Direct Booking Policy & Long-term Stay Policy (30 days plus):
All guests’ names & ages must be provided, along with address, email & phone numbers for the guests staying at the suite if requested for booking approval. A scanned, current/valid picture ID may also be requested from the main booking guest if requested. As noted above, a refundable security deposit will be taken for the duration of your stay.
Only the approved guests are allowed to use and stay at the property. Payments for the next week or month etc. of the stay must be made by the last day of your current stay. Late payment charges for ongoing stays are $15.00 CAD / day, and late payments may be cause to cancel your ongoing stay without notice. Your security deposit may also be used to pay for any arrears in payments, fines, etc. resulting from your stay. There will be no refunds given if the guest(s) leaves before the scheduled check-out date.

These policies may be modified or updated at any time without notice.



Rules & Policies for All Guest Stays, Copper Sky

Copper Sky’s rules are found in your welcome book in all of our suites, and also attached here for your reference. Follow all rules & practice social distancing as required. Some activities & on-site amenities may not be available due to Covid-19 & are beyond our control. Any bylaw infractions, or Covid-19 related infractions that result in fines during your stay will be deducted from your security deposit & become the responsibility of the guest(s).

We expect our guests to be respectful, quiet, & good neighbours during their stay, whether short or long-term – any unruly or offending behaviour will result in immediate cancellation of your stay, & eviction with no refunds. No parties are allowed. No guests other than those listed in your booking agreement are allowed. The guest(s) making this reservation booking is/are responsible for the behaviour of any other guests or visitors during the stay and all guests hereby agree to follow any and all rules.

RENTAL RULES

• Smoking is not allowed in the suite or on the deck/patio due to fire/wildfire risks, as well as it is a Strata bylaw. Smoking is not permitted in any of the common areas at Copper Sky either, except where noted (by garbage areas).

• Parking is limited to 1 vehicle in the underground building parkade (height restriction of 6 feet 8 inches). Vehicles are to be parked in designated parking areas only as noted upon check in. Parking on the road is not permitted, nor overnight at the Amenities Centre. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. Copper Sky offers an overflow gravel parking lot, located west of the amenities building, if additional parking is required, free of charge. There are no set parking spots and it is a first-come, first-serve policy.

• Detailed parking information is provided in-suite in the info binder, as well as a parking pass that must be placed on your dashboard during your stay. Guests must also provide their vehicle info (make, year, license plate, colour) online, or at check-in (form to be filled out in the suite).

• Keep the property and all furnishings in good order. Please notify us immediately of any damages during your stay. Only use appliances for their intended uses. Do not eat or drink in the bedrooms - any stained linens / comforters / carpets will result in extra cleaning fees deducted from your security deposit on file.

• Important: Quiet time is 10 p.m. All guests must be quiet while outside and is suggested all guests go inside after 10 p.m. so as not to disturb any other suites. Parties or unruly behaviour will not be tolerated. There is a zero-tolerance policy – guests will be evicted without refund immediately.

• There is no daily housekeeping service offered. While linens & bath towels are included in the unit, daily maid service is not included. Feel free to wash your clothing, towels or bed linens using our machines & supplies (free of charge) as you wish while visiting. At check-in, the suite is stocked with a limited supply of laundry/dish detergents/coffee etc., but not re-supplied during your visit. You must leave the suite in satisfactory condition upon check-out or additional cleaning charges will be deducted from your security deposit.

• Hot Tub/Pool/Gym/Amenities Building Services: Children should always be under adult supervision. Use these amenities at your own risk. We are not responsible for any amenities that are unavailable due to maintenance or other reasons during your stay - please note the outdoor seasonal pools and outdoor amenities are available May long weekend until late September, subject to change without notice.
*The outdoor hot tub is open year-round (Non-Covid times).

• All of the units on-site are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while you are on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guests. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises, or others whom they invite to use the premises, and hereby agree to follow the posted rules.

• Pets are not allowed – we may allow a small pet at select properties with pre-approval;

• No Parties or loud / unruly behaviour will be tolerated. Guests must not cause a nuisance, disturbance, or hazard to another person. Guests must not cause unreasonable or repetitive noise or vibrations, smells, for the benefit of other residents. No umbrellas are allowed on balconies. Guests must not do anything illegal or which constitutes a breach of applicable municipal bylaw(s). Guests cannot interfere with the rights of other persons to use and enjoy the common property. Balconies must be kept clean and tidy and not used to store bikes, coolers, toys, sports equipment etc. Guests cannot discharge guns, bows and arrows, slingshots etc. on the property. No open flames from any sources on the balconies other than the BBQ.

• No one other than the approved guests may stay overnight;

• Quiet time is set at 10 p.m. until 8 a.m. for the benefit of all residents;

With 24 hours (or more) notice, management may inspect or visit the unit and enter for the purposes of inspections, repairs, etc. as required.

By accepting, paying, & booking your reservation, you & all guests in your travelling party agreeing to follow these rules & any other posted rules. Fines will be issued & charged against your security deposit for any breaches of by-laws/rules during your stay.

Rules for Copper Sky Amenity Centre
Open 6 am until 9:45 pm daily unless otherwise noted
Guests are responsible for all people in their party using or visiting Copper Sky facilities & amenities.
Amenity Centre Facility – This encompasses the entire Amenity Centre, including everything in the Amenity Building itself, the Swimming Pool, Deck, Shaded Areas and BBQs, the Tennis Court, the Basketball, Badminton, Volleyball and Shuffleboard Courts, the Chess and Checkers area and the Putting Green. Please feel free to bring your own sporting equipment for these facilities.
Key Fobs – Two key fobs for each suite will be provided upon check-in to allow entry to the condo building, parkade, and one for entry to the Amenity Centre Facility. Should a fob be lost, that fob will be deactivated for the particular Unit, Building and Amenity Centre Facility and a fee of $125.00 to replace the fob will be charged to the guest, or against the security deposit on file.
1. CONSEQUENCES OF DISOBEYING RULES:
If any of the following rules are not obeyed/adhered to with regards to the Amenity Centre / Swimming Pool Facility, the Copper Sky Staff, in their judgement, has the right to evict the person or persons from the facility. Furthermore, the resident or owner, upon discussion with the Copper Sky Board of Directors could possibly have their privileges of entry into the Amenity Centre Facility taken away for a predetermined period of time.
2. ALLOWABLE NUMBER OF GUESTS:
Residents and guests of Copper Sky will only be allowed use of the Amenity Centre Facility. A maximum of 4 guests per suite will be allowed entry into the Amenity Centre Facility at any time without notifying Copper Sky Staff.
3. TAILGATING:
All residents & guests must be aware that Tailgating is prohibited. Do not allow anyone to follow you through the main door into the Amenity Centre Facility if you do not know the person or persons. If those said persons have the required fob, they will be able to access the Amenity Centre Facility on their own. Absolutely no one should be able to access the Amenity Centre facility unless they are a resident or guest of a resident that have the proper programmed fob. The doors are monitored by surveillance cameras and if a resident allows someone to tailgate behind them that are not supposed to be there, that resident will be held responsible should the tailgater be determined to be responsible for any damage or unwarranted behaviour. Reports on the card readers can also determine when a Resident has entered the Amenity Centre Facility.
4. BBQ RESERVATIONS FOR POOL AREA:
All BBQs must be reserved with a 24-hour notice send by email to the resident Manager (marit.coppersky@gmail.com). The email should include the time that you wish to reserve the BBQ from and your suite number and contact information. A 2-hour time limit for the BBQ is allowed. The BBQ must be cleaned after its use. A “Reserved Sign” will be placed by the BBQ in which other residents will not be allowed to use it between the times issued. If other residents would like to use the BBQ after the 2-hour time limit, the current user must vacate the area around the BBQ to allow the resident to use it.

5. ALCOHOLIC BEVERAGES:
Alcoholic Beverages will be allowed in the Amenity Centre Facility but must be contained within a cooler that can fit underneath a deck chair. All residents are responsible for their own, and their guest’s behaviour if alcohol is being consumed. It is also up to all residents to address members from another group if they think that other group is misbehaving in any way or may cause a safety issue for others around the Amenity Centre Facility. Any alcohol should be consumed in moderation and with responsibility. If any residents do not feel comfortable approaching someone that they think maybe be getting carried away with too much drinking, contact the Copper Sky Staff immediately.
6. RESERVING AREAS:
Residents or their guests are not allowed to reserve areas within the Amenity Centre Facility without contacting a member of the Copper Sky Staff and having it approved. This includes not being allowed to cordon off any the shaded areas for their own personal use. This also includes not reserving chair or loungers for residents or guests that are not present. Only the chairs that are property of the Amenity Centre Facility are allowed. No lawn chairs or folding chairs of any kind are allowed to be brought into the Amenity Centre Facility.
7. GLASS:
Absolutely no glass of any kind is allowed in the Amenity Centre Facility. This includes beer, wine, coolers, soft drinks or any other beverage that comes in a glass bottle. Wine, beer, etc. should be transferred to a non-breakable container before it is brought down to the Amenity Centre Facility. This also includes plates, cups & glasses. Only plastic, tin cans or a material that does not shatter is allowed.
8. FENCE CLIMBING:
Any fence climbing from the exterior to get into the Amenity Centre Facility is strictly prohibited. This also includes leaving the Amenity Centre Facility by climbing the fence. The specific fences include the tall chain link fence and or the shorter grey fence. Any individual seen climbing the fence to get in is considered to be a “Break and Enter” offence and the local police will be called and charges will be laid.
9. PETS, SMOKING, GUM:
No pets of any kind are allowed in the Amenity Centre Facility even if they are on a leash or in a kennel. If a working dog is required by a resident or their guest, then the working dog is permitted. No smoking is allowed at or in the Amenity Centre Facility. If residents or their guests want to smoke, they would have to leave the Amenity Centre Facility and smoke outside. The resident or guest is also responsible for making sure they dispose of cigarette/cigar butts in an appropriate fashion as to not leave a mess outside of the Amenity Centre Facility. No gum is allowed in the Amenity Centre Facility. Gum should be properly disposed of in the provided garbage cans.
10. RADIO OR BOOM BOXES:
Radio or Boom boxes are allowed in the Amenity Centre Facility must be played at a reasonable volume as to not disturb others. If another resident or guest finds that the volume or the type of music is disturbing and something is said, the user must either turn the volume very low or use headphones.
11. OILS, LOTIONS OR CREAMS:
Although any protective oils, lotions or creams are allowed to be used within the Amenity Centre Facility, it is asked that all residents and guests shower before entering the swimming pool or hot tub. The oils, lotions or creams can create many problems for the filtering systems within the swimming pool and/or hot tub which would cause additional charges for cleaning these systems.
12. DIVING, RUNNING, JUMPING:
No diving into the swimming pool or jumping into hot tub is allowed. No running within the Amenity Centre Facility including the swimming pool deck is allowed. Residents and their guests are responsible for any children within the Amenity Centre Facility and unless they are supervised by someone that is of 15 years of age, no children should be left alone. It is up to the resident or guest to make sure the children are aware of the rules.
13. FOOD:
Food should be consumed in the appropriate areas within the Amenity Centre Facility. Food is not allowed in the Gym, Steam Room, Sauna, Swimming Pool or the Hot Tub.
